The Vineyard is perhaps the most important feature of this property. There are approximately 14 acres of Cabernet Sauvignon Wine Grapes with 11’ rows and 7’ spacing. The Vineyard is South Facing and slopes upward from the paved County Road. The Vineyard trellising features a quadrilateral cordon system allowing easy access and light to the grape clusters. Two drip emitters surround each vine and in 2004 the irrigation was completely replaced and upgraded with an acid protection system that cleans the lines and keeps the emitters functioning properly. A portion of the Vineyard has a frost protection system that helps prevent damage from late Spring Frost. A propane driven Wind Machine located near the center of the Vineyard also helps reduce the potential damage of a late frost after bud break. Approximately one acre of young Zinfandel Vines were planted where space was available. These young vines are just coming into production. These few hundred vines could produce some “world class” Zinfandel given the location, climate and soil type.

The Soil in this Vineyard is among the finest in San Luis Obispo County for growing Premium Quality Wine Grapes. “Linne-Colado” # 152 is the Limestone rich Calcareous Sandstone Shale Clay Loam that is highly sought after by local Vintners and Wine Grape Growers. A special water purification system and water heater are installed at the Winery Building which is important for cleaning the new wine barrels. An abundance of cabinets have been added for extra storage. The upper floor is currently used as cased storage for the 2003 Vintage of 338 cases of “Diamond JEM” Cabernet Sauvignon. An interior spiral staircase leads you down to the lab and the charming lounge which contains the 2002 Vintage of 99 cases of “Diamond JEM” Cabernet Sauvignon. The Barrel Storage & Wine Making Room is on the Lower Floor. This beautiful area contains the 2001 Vintage of 67 cases of “Diamond JEM” Cabernet Sauvignon and the 2004 Vintage currently in 14 new French Oak Barrels. The larger 2005 Vintage is also in this very impressive room and contained in 26 new French Oak Barrels.

The inventory list is NOT INCLUDED IN THE SALES PRICE and is subject to change due to orders from existing customers and Wine Club Members. An existing Winery Bond (license) which will be transferred to the New Owner after the close of escrow. There is no license for an onsite Tasting Room. The wine made from this Vineyard has been sold directly to several upscale restaurants in California, Nevada, Florida, Minnesota, Vancouver, B.C. and to Wine Club Members.
